New home wishes
What to write in a housewarming card
In a housewarming card, congratulate them on the new place and wish them happiness, comfort and good memories there. Add a personal note, like excitement about visiting, a nod to how long they searched, or a first-time buyer milestone. Keep it short and warm, and skip remarks about the price or the neighborhood.
19 examples below: Short and simple · Heartfelt · Funny · Formal
Short and simple
Good with a plant, a bottle or a gift card.

Heartfelt
For close friends, family, or a home that was hard won.
Funny
Gentle jokes about boxes, mortgages and new-house projects.
Formal
For a client, a coworker or new neighbors you’re just meeting.
Do
- Mention something specific: the garden, the big kitchen, the first-ever yard.
- Acknowledge the effort of a long search or a hard move.
- Offer help with something real, like painting, unpacking or a meal on move-in week.
- For new neighbors, include your name and house number so they can find you.
- Write a wish for the life they’ll live there, not just the building.
Don’t
- Don’t mention the price, the mortgage rate or what you would have paid.
- Don’t criticize the neighborhood, the layout or the commute.
- Don’t invite yourself to stay, unless it’s clearly a joke between close friends.
- Don’t assume it’s a happy move. Downsizing or a move after a loss needs a gentler tone.
How to write it
Open with congratulations on the new home. If it’s their first, say so, because it’s a real milestone.
Then add one personal line: what you know they love about the place, the story of finding it, or a memory of their old one.
Close with a wish for the life they’ll build there and a sign-off like “Welcome home,” “Enjoy every corner” or “With love.”
